Retail Remodeling

Retail buildouts are about turning a lease into a brand. New fixtures, storefronts, lighting, flooring, and a back-of-house that supports the front. Done in the wrong sequence, you'll be closed for weeks longer than you need to be.

We phase retail work to keep the store open where possible, or compress timelines tight when a closure is unavoidable. Plus the back-and-forth with the landlord on tenant work letters, signage rules, and approvals.

We coordinate the kitchen contractor, MEP trades, and inspection sequence so the opening date doesn't slip. Refreshes and partial remodels can run on overnight schedules to keep service going.

A new lease and an empty box of a space. TI buildouts cover everything that takes a cold shell to a move-in-ready suite — framing, MEP, finishes, casework, and the inspections in between.

We're used to working with landlord work letters, allowances, and the deadline gap between lease signing and rent commencement. If you've got an architect, we work from their drawings; if not, we can bring one in.
